A full renovation only works if one person owns it. I run the programme, take the calls, coordinate the trades, and turn up. Strip-out, structural, first-fix, plastering, second-fix, decorating, kitchen and bathroom install. You get one point of contact for the duration.

Most of my work comes from word of mouth. Lincoln is a small enough city that bad jobs follow you around, so I treat every property as if my reputation depends on it. Because it does.

Can we live in the house during a full renovation?
On a full renovation, usually no, at least for the heaviest weeks. I will be honest at survey stage. Sometimes a few weeks in rented accommodation saves a lot of stress.
How do you price a full renovation?
Line-by-line, room-by-room. Strip-out, structural, first-fix, plastering, second-fix, decorating. You see what each stage costs and what materials I have allowed for.
What if the spec changes mid-build?
It often does. Any change is priced and signed off in writing before we do the work. No surprise variations on the final invoice.
Do you handle building control?
For renovations involving structural change or notifiable electrical work, yes. I notify, book inspections, and pass you the completion paperwork at the end.
